Why Ceilings Get Water Damage
Brown stains, bubbling paint, or peeling patches on the ceiling usually come from leaks or damp. Common causes are:
- Burst or dripping pipes
- Roof leaks or water coming from the flat above
- Steam and condensation in bathrooms or kitchens
- Old paintwork that doesn’t seal properly
The marks look bad, and if the problem isn’t treated properly they can also hide mould.
Why Painting Over Doesn’t Work
A coat of normal paint won’t stop water stains showing through. The mark just bleeds back within weeks. The same happens with bubbling paint — if the damaged surface isn’t prepared first, the problem soon reappears.
Cheaper, short-term fix:
- Sand down loose paint
- Roll a coat of emulsion over the stain
This will cover the mark for a little while, but the stain often comes back, especially if the surface wasn’t sealed first.
Avoiding Poor Ceiling Repairs
Some decorators take shortcuts that don’t last. Common tricks include:
- Painting straight over stains without primer
- Using cheap paint that doesn’t cover properly
- Skipping prep work to get the job done faster
- Giving a low price, then charging extra for “unexpected” work
Proper, long-term repair:
- Scrape away loose or flaking paint
- Sand back and make sure the ceiling is dry
- Apply a stain-blocking primer to seal the mark
- Repaint with trade-quality ceiling paint for an even finish
- This takes more time but it stops stains bleeding through and leaves the ceiling looking new again.
How Much Does It Cost?
The price depends on the size of the area and how much prep is needed. Typical costs in South London are:
- Small patch repair (around 1m²): £80–£120
- One full wall: £150–£250
- Entire room (walls and ceiling): £300–£600
Cheaper jobs usually mean quick sanding and painting over. Longer-lasting repairs with proper prep and stain-blocking are at the higher end.
